Private funding partners work differently than hard money lenders, as they are individuals who use their hard-earned funds. Therefore, our underwriting process requires you, the investor, to answer a set of questions and provide a set of documents to ensure the viability and safety of the investment for our partners.

Key Considerations
- Any incomplete form (missing documents in the bottom section or missing information) will not be process or could extended the funding process.
For Transactional Funding
- For Earnest Money Deposit, we require that purchase and sell agreements are uploaded for review of ownership and due diligence periods.
- For Double Closes, we require both A to B and B to C contracts.
For private short-term funding - GAP Loans with Collateral Security (1-6 months)
1. The funding amount you are requesting MUST be able to be secured by enough equity in the collateral property you provide. Enough equity means the total sum of liens is less than 70% of the AS-IS value of the collateral property for a borrower that has less than 3 deals experience; and less than 80% of the AS-IS value of the collateral property for a borrower that has more than 3 deals of experience.
2. Funds are provided at closing and paid back at the end of the requested timeline with interest or a pre-determined monthly interest only payments.
3. All the funds in this request are subject to the foreclosure process typically 30-60 days after the requested timeline.
4. Finally, all our funding requests will be secured with a JV agreement, a promissory note, a deed of trust, and a lender's policy.

For Private Money Lending:
We charge a non-refundable $500 to initiate the process once your deal has accepted. This $500 goes towards the closing cost of preparing paperwork, coordinating with title/closing attorney, underwriting and other such activities. Closing cost are typically between $1500-$2000 in total.
For Earnest Money Deposits:
We charge a non-refundable 5% deposit, $250 minimum. This is credited to towards the fees if the deal goes through.
